A Decade of ZRS

As the new decade starts, we reflect on the memories, success, and growth of the past ten years that have led us to today. In 2010, ZRS Management became a standalone third-party management company. Prior to that we served as the in-house management provider for ZOM Living USA, where we managed 17,204 units with 403 team members.

The decision to focus on third-party management enabled ZRS to provide uncompromising boutique property management services, for the nation’s top asset management and ownership groups. Since this change, we have been honorably recognized as one of the top 50 property management companies by the National Multifamily Housing Council. Today, we proudly manage 50,118 units with 1,150 team members strong.

Over the past decade we’ve worked with powerful partners that contributed to ZRS’ success: RealPage, Spherexx, Apartment Guide, CORT Furniture, and Benson Media. These are some of the partners that we’ve carefully chosen to help grow our brand as well as theirs -- we only work with people that share the same vision of creating an impact.

This is due to the fact that we are constantly thinking, "how can we be better?"

We've implemented the best technology, created incredible living spaces, and reworked internal processes to maximize efficiency and to give us the ability to operate at a high level.

There is one thing that we've become great at — people.

ZRS Management Announces PetScreening Partnership

Screening Platform Introduced at 150 Communities, 50,000 Apartment Homes

CHARLOTTE – Oct. 4th, 2019 – PetScreening, a first-of-its-kind screening platform that empowers property managers to outsource their pet risk assessment and assistance animal validation processes at no charge, today announced it has partnered with ZRS Management to implement its platform at more than 50,000 apartment homes spanning 150 communities.  


ZRS Management is an Orlando, Florida-based third-party management company that oversees apartment communities in six states (Texas, Illinois, Georgia, Florida, Virginia and Maryland/Washington D.C.). ZRS Management piloted the PetScreening platform and the phased rollout receiving started.


“The ability to properly screen pets and verify assistance animal documentation is becoming increasingly paramount in the rental housing industry,” said Jackie Impellitier, vice president of operations at ZRS Management. “Leaving these matters to chance leaves apartment communities at risk for liability and lost pet revenue, and we’re thrilled to adopt the PetScreening platform at more than 150 of our communities to ensure all pets and their owners are properly screened. The platform will also serve as a timesaver for our onsite teams and remove them from any pet-related disputes, as PetScreening will handle each animal-related request.”


Under the PetScreening platform, a pet-owning applicant pays a nominal fee at the time they apply for a rental home and enters information about their specific pet(s) into the only centralized pet-screening database to analyze rental housing-related risk. The platform weighs various pet-related factors, including a community’s specific restrictions, such as breed, weight and age. This serves as a streamlined way to comprehensively assess a specific pet and pet owner who wants to live in a rental property.


Each pet profile also reflects animal-related incidents that property managers record and report while a pet is living in their community. Examples include pet/animal bites, property damage or any owner issues, such as repeat noise complaints, off-leash offenders or failure to pick up pet waste. These registered incidents will follow the pet/animal and its owner in perpetuity so that the next property manager can review the incident log and use it at their discretion. ZRS has begun preleasing the Hamptons at Palm Beach Gardens for ZOM Development.  The Hamptons project is a 224-unit in Palm Beach Gardens, Florida. First move-ins are expected in July, with rents expected to average $1,750 per unit.

StoneBridge has awarded to ZRS Management, LLC the management contract for the Marquesa, a 468-unit fractured condo deal in Pembroke Pines, Florida.  ZRS will manage both the unsold condo units, as well as the HOA.

ZRS Management, LLC won the assignment to lease-up and manage the Icon at Dulles, a 457-unit apartment property in Herndon, Virginia.  This is the fifth lease-up that ZRS has performed for JLB.  ZRS will also begin lease-up activities at two additional projects in Northern Virginia in 2013.

ZRS MANAGEMENT, LLC GIVES BACK TO THE COMMUNITY

ZRS Management held a contest among its Central Florida properties to see who could collect the most food for the Second Harvest Food Bank of Central Florida.   ZRS collected over 1,300 pounds of food - the equivalent of 875 meals!  We are especially proud of our residents and employees at Stonecastle - they collected 254 pounds of food.  We also had approximately 40 employees work in the warehouse.

Rainier Capital has hired ZRS to lease, sell, and manage unsold condos, and to manage the HOA for the ultra-luxury Drexel Park Hollow condominium project in Dallas, Texas.  This is the 20th fractured condominium project ZRS has been involved with, and the second in Texas, following our success at the Palomar project in Dallas.

Transwestern awarded ZRS another new management contract for its recently acquired Mallory Square property in Tampa, Florida.  This 383-unit garden-style project is the second property Transwestern has hired ZRS to manage in the last six months.

A new mobile version of ZRSapartments.com that improves  your experience when visiting the site on Apple, Android, and SmartPhone devices has now launched.  You can now quickly and easily search for an apartment, view rental rates, photo galleries, place a service request, and more all from your mobile device.  This is a major step in our growing commitment to offer residents and renters the most convenient way to shop for an apartment home and stay connected with our leasing offices.

ZRS MANAGEMENT, LLC SENDS 25TH EMPLOYEE ON ANNIVERSARY TRIP

ZRS employees know that loyalty and hard work pay off as ZRS sends another employee on an anniversary trip.  Started in 2002, employees who have been with ZRS for 10 years receive two tickets to anywhere in the U.S. along with a $2,000 travel bonus.  Employees that reach their 15 year anniversary receive two business-class tickets to anywhere in the world along with a $3,000 travel bonus.  Employees have traveled to Hawaii, San Francisco, Alaska, Yosemite, Aspen, Rome, and Africa along with a number of other exciting destinations.

ZRS MANAGEMENT, LLC GROWS IN TEXAS

ZRS was awarded a new management contract from RECP for The Lofts at Mockingbird Station in Dallas, Texas.  The Lofts at Mockingbird Station is a well-known, 211-unit TOD project near SMU in Dallas.  This is the second assignment for ZRS with RECP after the successful lease-up of their Jacksonville high-rise project, The Strand, last year.

ZRS MANAGEMENT, LLC COMPLETES LEASE-UP OF THE AVERY ON SOUTHWESTERN

ZRS completed the lease-up of the 422-unit Avery on Southwestern in Dallas, Texas, two months ahead of schedule.  Averaging 36 move-ins per month during the lease-up, ZRS took only 11 months to fully lease-up the property.  With the last units delivered in March, the property was completely leased up by August.

TA REALTY CONTINUES TO BUILD RELATIONSHIP WITH ZRS MANAGEMENT, LLC

TA Realty awarded another management contract to ZRS in South Florida - the beautiful San Merano at Mirasol in Palm Beach Gardens.  This 476-unit property, a new acquisition by TA, is the latest of several properties that ZRS manages for TA.

ZRS MANAGEMENT, LLC AWARDED NEW CONTRACT WITH TRANSWESTERN INVESTMENT COMPANY

Transwestern awarded ZRS the management contract for its recently acquired 210 Watermark property in Bradenton, Florida.  ZRS had previously worked with Transwestern on two other assets in Florida, and this 216-unit garden apartment property marks Transwestern's return to acquisitions in Central Florida.

ZRS MANAGEMENT, LLC COMPLETES LEASE-UP OF LA MAISON

ZRS completed the lease-up of the 423-unit La Maison in Houston, Texas, with a stabilized occupancy of 92% four months ahead of schedule.  Averaging 30 move-ins per month during the lease-up, the property was completely leased up by May.

ZRS MANAGEMENT, LLC CORPORATE OFFICE MOVES INTO A NEW LEED GOLD-CERTIFIED BUILDING

ZRS has moved its main office into a brand-new, LEED Gold-Certified building in the Maitland Summit office park in Orlando, Florida.

ZRS MANAGEMENT, LLC EXPANDS INTO CHICAGO

ZRS was awarded the management contracts for three prominent high-rise residential buildings in Chicago, Illinois, marking the first time that ZRS has operated in the Midwest.  North Harbor Tower is a 55-story, 600-unit project in the Lakeshore East area.  Chestnut Tower, located in the Gold Coast area, has 230 units in 35 stories, and 420 E. Ohio has 263 units in 40 stories in the Streeterville area.  ZRS' well-known expertise in high-rise management coupled with an existing relationship with the properties' owners were keys to winning these assignments.

ZRS MANAGEMENT, LLC EXPANDS INTO ATLANTA WITH JLB PARTNERS

ZRS was hired to manage two new lease-up properties in Atlanta owned by JLB Partners.  The Village at Northlake is a 399-unit property under construction and about 20% leased.  EON is a 358-unit luxury property at the Lindbergh Marta Station, built as a condominium but purchased vacant and largely complete by JLB at the end of 2009.
